Just last week, the Bailey House—Richard Neutra’s only completed Case Study House—hit the market for $10.5 million. Now the abode next door is up for sale, as well.
The five-bedroom, eight-bath property in the Pacific Palisades was originally built for Sam Simon, a co-creator of The Simpsons and an art and architecture collector. Simon had bought the home and the neighboring Bailey House in 2004, but a fire broke out in the former in 2007. Simon decided to clear out the burned structure and replace it with a contemporary new residence, which was completed in 2010. It’s now on the market for $16.5 million, with Frank Langen at Compass holding the listing.(Simon used the Bailey House as an office and guest house.)

The home spans 5,677 square feet and is LEED Gold certified for sustainable construction. Its modern design includes numerous arched windows and doorways that soften up the architecture, along with a wavy accent wall that leads you from the entrance into the rest of the abode. A double-height living room is paired with a sleek open kitchen, there’s a cozy breakfast nook, and up a couple of stairs sits a warm-wood billiards room. With an emphasis on games, there’s also an indoor ping-pong room and a bocce court outside.
The roomy primary suite has a fireplace and a massive bathroom with terrazzo-like floors. Arched glass doors lead out to a terrace that overlooks the pool down below. Other highlights include a theater/music room, a wine cellar, and a gym. Outdoor spaces are equally primed for relaxation; a sunken outdoor kitchen is accompanied by space for alfresco dining, while the infinity-edge pool cascades down into a waterfall, and a spa is tucked away among the jungle-like landscaping.
Simon’s former home and the Bailey House have long been owned by the same people. After the TV writer died in 2015, the compound was sold to an entity controlled by Australian athleisure entrepreneur Lorna Jane Clarkson and her husband, Bill Clarkson. In 2021, the two properties were bought by John Wise, an entrepreneur who once served as the CEO of InvestCloud. Now on the market separately, we’ll have to wait and see whether they remain a pair.
